Why each area has its own page
Heating and cooling is not the same job in each of these places. East Chula Vista is master-planned neighborhoods built from 1986 on, with two-story homes, attic air handlers and HOA review for exterior equipment. Poway is an inland valley with real summer heat and wildfire smoke to filter. Del Mar and La Jolla are coastal, with salt air on outdoor coils, older homes that never had ducts, and their own permit paths: the City of Del Mar runs design review, while La Jolla goes through the City of San Diego. Each area page covers what matters there and answers the local questions.
The East Chula Vista neighborhoods
Eastlake, started in 1986, has the oldest master-planned homes on the east side, from the Shores by the lake to the Greens around the golf course. Otay Ranch began in 1999 along Telegraph Canyon Road and keeps adding villages, from Heritage to Escaya. Rolling Hills Ranch is a hillside neighborhood of 1,687 single-family homes off Proctor Valley Road. Each one has its own page, because the age of the homes, the lots and the HOA rules change what a good repair or replacement looks like.
